Milford Villas
Milford Villas are designed to provide high-quality, modern living and address Auckland’s high demand for increased housing density. Most of the site is located down a long driveway with only two townhouses visible from the street, these are modest in scale and integrate well into the streetscape.
The development comprises thirty-two units divided into eleven individual buildings, allowing the development to comfortably blend in with the surrounding environment. These units are a mixture of two- and three-bedroom homes with open plan ground-floor living spaces opening into private courtyards for good sunlight, views, and access. Interior finishes are first-class and include oak staircases and stone bench tops.
The exterior material pallet includes lighter and darker tones of weatherboards, cedar, metal cladding and roofing. This establishes a modern, durable aesthetic that does not dominate the environment but instead recedes back and further individualises the units.
The form emphasises individual scale within the development. Pitched roof forms add interest to the design and increase the sense of individual scale. Wing walls increase the individuality of units while providing privacy from neighbouring units and open outdoor spaces.
The housing design, master planning and landscaping has an emphasis on sustainability. The orientation of the dwellings ensures excellent solar gain resulting in the need for minimal additional heating. This is aided with the addition of aluminium and timber louvres which reduce glare and overheating in the summer months.
